These Terms & Conditions ("Terms") govern your use of the Rayya Suites website (the "Site") and any booking made through it. By browsing this Site or submitting a booking enquiry, you agree to these Terms. If you do not agree, please do not use the Site.

1. About Rayya Suites

Rayya Suites is a collection of independently operated motel properties across New Zealand, managed by KTC. This Site is a marketing and search platform only — it allows you to check availability and pricing, then directs you to our booking partner, RMS Cloud, to complete and pay for your reservation.

2. Bookings & Payment

All bookings are finalised on RMS Cloud's secure booking engine, not on this Site. This Site does not store or process your payment card details.
Rates displayed on the Site (including "from" prices) are indicative only. The final rate, including any taxes, fees, and seasonal adjustments, is confirmed on the RMS Cloud booking page before you pay.
All prices are shown in New Zealand Dollars (NZD) and are inclusive of GST unless stated otherwise.
A booking is only confirmed once you receive a confirmation email from RMS Cloud or the relevant property.
Payment terms (deposit, pay-on-arrival, or full prepayment) are set by each individual property and presented at the time of booking.

3. Cancellations, Changes & No-Shows

Cancellation and amendment policies vary by property, room type, and rate plan, and are shown to you on the booking engine before you confirm payment. Please read the applicable cancellation policy carefully before booking. Unless otherwise stated at the time of booking:

Cancellations made outside the stated free-cancellation window may incur a charge up to the full cost of the stay.
No-shows may be charged the full booking value.
To cancel or amend an existing booking, use the link in your confirmation email, visit our Manage Booking page, or contact the property directly.

4. Promo Codes

Promo codes displayed or advertised by Rayya Suites are subject to the minimum nights, minimum spend, validity dates, and property restrictions stated for that code. Promo codes have no cash value, cannot be combined unless expressly stated, and may be withdrawn or amended at any time without notice.

5. Check-In / Check-Out

Standard check-in and check-out times are set per property (typically check-in from 2:00pm and check-out by 10:00am) and are confirmed on each property's page. Early check-in or late check-out is subject to availability and may incur an additional charge — please contact the property directly to arrange this.

6. Guest Conduct

Guests are expected to treat property staff, other guests, and the accommodation with respect. Properties reserve the right to refuse or terminate a stay, without refund, in cases of damage, disturbance, illegal activity, or breach of house rules.

7. Use of This Website

You agree to use this Site only for lawful purposes and not to submit false, misleading, or fraudulent booking enquiries.
All content on this Site — including text, images, and the Rayya Suites name and logo — is owned by or licensed to Rayya Suites / KTC and may not be reproduced without permission.
We do not guarantee the Site will be uninterrupted, error-free, or that displayed availability is real-time (live availability is confirmed on RMS Cloud).

8. Third-Party Services

This Site links to and integrates with third-party services, including RMS Cloud (booking engine) and Google Maps (property location display). Your use of those services is also governed by their own terms and privacy policies.

9. Liability

To the maximum extent permitted by law, Rayya Suites and KTC are not liable for any indirect or consequential loss arising from your use of this Site or a booking made through RMS Cloud, except where such liability cannot be excluded under the Consumer Guarantees Act 1993 or the Fair Trading Act 1986.

10. Governing Law

These Terms are governed by the laws of New Zealand, and any disputes will be subject to the exclusive jurisdiction of the New Zealand courts.

11. Changes to These Terms

We may update these Terms from time to time. The version published on this page at the time of your booking applies.
